FAQ's Staged By Candice

What is home staging?

Home staging is the process of enhancing the visual appeal of a property to increase its market value and attract potential buyers. By strategically arranging/adding/subtracting furniture, adding the right decor and fully optimizing lighting, home staging improves the appeal of a property and creates a more desirable living space. This can increase the perceived value of the property to buyers, maximizing the sale price that they are willing to offer.

How can home staging help me sell a property faster?

Home staging can help you sell a property faster by allowing potential buyers to see the true potential of a home, both older homes with outdated or dysfunctional layouts as well as newer homes without the charm of individuality. By carefully selecting furniture, accessories, and decor, we highlight the strengths of the property while downplaying any weaknesses. This can help buyers envision themselves living in the space and can give them ideas for how they could potentially update or renovate the property to fit their own needs. Home staging displays a home’s potential to create a sense of excitement and potential.

How much does home staging cost?

Our prices range from $1,000 to $10,000 per project, depending on the complexity. Quotes are given and agreed upon before a project begins so that clients are comfortable with the process. (We prefer to avoid surprises that are common with some stagers who can charge as much as $60,000 to stage a single property.) At Staged by Candice, our sole aim is to apply strategic staging to leverage ROI.

Who pays for home staging - the seller or the agent?

Usually, the seller covers the cost, though all the arrangements are made through the listing agent. Our terms are 50% with a signed agreement and 50% due at completion. Listing agents sometimes pay out of pocket to stage their listing client's properties or split the cost with the seller.

Is home staging worth the investment and do staged homes receive more offers than non-staged homes?

Yes, Home staging is a worthwhile investment as it enhances buyer appeal, creates a perception of higher value, and provides a competitive advantage in the real estate market. Staged homes receive more offers compared to non-staged homes due to their attractive and inviting atmosphere, which allows potential buyers to envision themselves living in the space. Overall, home staging can significantly impact the selling process, leading to quicker sales and potentially higher selling prices.

How long does the home staging process take?

Smaller homes usually take a couple of days. Large staging projects take 4-5 days. That doesn't include painting, installation of new carpeting or any other complex changes required.

Will staged homes sell for more money than non-staged homes?

The National Association of Realtors’ staging statistics report that 82% of agents said that staging helped their buyers visualize a property as their own home. Numerous other studies and industry observations suggest that staging can positively impact the perceived value of a property and increase the likelihood of attracting higher offers. Staged homes have the potential to sell for more money than non-staged homes because increased buyer appeal and perceived value often translate into a higher willingness to pay a higher sale price for the staged home.

Do I need to hire a professional home staging company or can I do it myself?

DIY could be a first step, but a professional home stager provides design expertise, a neutral perspective, access to resources, time efficiency, and a marketing advantage. They have a deep understanding of design principles and current trends, ensuring a visually appealing look. Their unbiased viewpoint allows objective assessments of your property. With access to a wide range of furniture and decor items, they enhance your property's appeal. Their efficiency in completing staging tasks frees up your time. Their marketing knowledge ensures optimal presentation for attracting more buyers.

Can home staging be done on a tight budget or is it necessary to use high end furnishings for effective home staging?

Tight budgets are our specialty! Our experienced stagers use long-held staging secrets when remixing and redesigning spaces that achieve a high-end look. Remember, the goal of staging is to create a clean, inviting, and well-presented space that helps buyers envision themselves living in the home. While high-end furnishings can enhance the overall appeal, effective staging can still be achieved within a limited budget by utilizing creative solutions, making the most of existing resources, and focusing on the presentation and ambiance of the property.

What should I expect during the home staging process?

Our customized staging bids are based on a property visit by our staging experts. We don’t use a cookie-cutter approach. Realtors should expect open communication, collaboration, and a well-coordinated process between the home stager and the involved parties. The goal is to transform the property into an appealing, market-ready space that will attract potential buyers and maximize its selling potential.

Can home staging help a home sell that has been on the market for a long time?

Yes, in fact, it’s another of our specialties! Our staging provides a fresh perspective and enhances buyer appeal, capturing the attention of potential buyers who may have previously overlooked the listing. Staging can address specific objections or feedback from previous buyers, presenting alternative furniture arrangements or maximizing the home's potential. It also provides a competitive advantage by setting the property apart in a crowded market and improving online presentation through professional photos.
